Rental agreements in India are almost always written for eleven months. The reason is purely procedural: a lease of a year or more must be registered and attracts higher stamp duty, and eleven months avoids both. It is a neat example of a rule quietly shaping ordinary life while nobody explains it.

  • Stamp duty is the tax that makes a document admissible as evidence. An unstamped agreement is weakest in court at exactly the moment you need it.
  • Read what it says about the deposit, the notice period, and who pays for repairs. Those three clauses cause most rental disputes.
